When pavement has suffered from damage over a large area or been repaired again and again, property owners may be worried about what to do. Asphalt replacement is an expensive paving service, but there is an alternative: asphalt resurfacing services.
Asphalt Resurfacing Services: Save Money and Restore Your Pavement
What is Asphalt Resurfacing?
Asphalt resurfacing refers to a series of pavement repair services that remove the top layer of asphalt in a process commonly called milling or grinding, and then replacing it with fresh, brand new hot-pour asphalt over the exposed base layers. Reputable asphalt paving companies recycle the broken asphalt into other paving projects.
When to Resurface Asphalt Pavement
Resurfacing your asphalt pavement can extend the life of your parking lot or driveway by up to 15 years! This is because it is essentially replacing only the top layer of asphalt, but it’s important to get this complicated process performed by a reputable asphalt repair company.
It’s possible to resurface asphalt under the following conditions:
- Less than 30% of the total pavement surface is damaged
- Cracks are less than a quarter inch wide and not more than an inch deep
- The pavement foundation or base layer is stable and undamaged
- Asphalt is less than 20 years old
When Asphalt Replacement is Necessary
Sometimes, unfortunately, pavement resurfacing services are not enough to save an asphalt driveway or commercial parking lot. Damage like cracks and depressions can “reflect” through the new surface, appearing once the asphalt settles, and it’s necessary to completely remove and replace all layers of the pavement. While this can be expensive, it saves money in the long run because property owners essentially get new pavement.
Asphalt pavement needs to be fully replaced if the following is true:
- More than 25% of the pavement surface is damaged
- The base layer has been compromised or was improperly installed
- Pavement has been repeatedly repaired and is over 20 years old
- Cracks are several inches deep and wider than 3/4 inch
